When should I talk to a broker?+

As early as possible — ideally before you start viewing houses. A quick chat gives you a realistic budget, an Agreement in Principle, and confidence when you make an offer.

Can my mum gift my mortgage deposit and live with me?+

Yes, this is possible. A gifted deposit from a parent is widely accepted, and your mum can live with you too. Some lenders will ask her to sign a gift letter or occupier consent form, and we'll make sure the ownership structure is set up correctly from the start.

Can I get a mortgage with one year's accounts?+

Yes, often you can. While many high-street lenders prefer two or three years, I work with specialist lenders who are happy with one full set of accounts, especially if you're a contractor or have a strong track record in your field.

Can my son go on my mortgage but not own the property?+

Yes — this is called a joint borrower sole proprietor arrangement. Your son's income can help you borrow more, but he doesn't have to be named on the deeds. Not all lenders offer it, so I'll find one that does.

Does overtime count towards mortgage affordability?+

Usually yes, if it's regular and can be proven. Some lenders take 100% of consistent overtime, others average it over a few months. I'll match you with a lender whose policy makes the most of your actual earnings.

Can I get a mortgage on maternity leave?+

Yes, it's possible. Lenders look at your income, return-to-work plans and any maternity pay or partner income. I'll find the lenders who understand your situation and won't just say no.

Can I remortgage to pay off debt?+

Sometimes yes, but it depends on your equity, affordability and overall situation. I'll talk you through the pros and cons so you can decide if it's the right move.

Can I remove my ex-partner from the mortgage?+

Yes, this is usually done through a transfer of equity. You'll need to prove you can afford the mortgage on your own, and I'll help find a lender who agrees.

Can I buy a house before selling mine?+

Yes — options like bridging finance, let-to-buy or a mortgage with no early repayment charges can make it possible. I'll explain what's realistic for your circumstances.

Can contractors get a mortgage with less than 12 months in their current contract?+

Often yes. Some lenders accept 6+ months, day-rate history or contract renewals. I work with lenders who actually understand contractor income.
